Seller terms
Version 2026-10-12. Draft: the firm and its broker-in-charge must review and finalise these before Stew takes real clients. Nobody is asked to accept a draft.
Who's who
Stew Williamson does not yet offer brokerage services. When he does, he will be your broker, a North Carolina provisional broker supervised by the broker-in-charge of the firm named in your listing agreement, and these terms will name that firm.
Atlas is the software he sells with. It is not a brokerage and not a law firm.
What the app does
- Shows an automated estimate of your home's value and your cash at closing at any price. The estimate comes from public county records and your answers; it is not an appraisal or a broker price opinion.
- Walks you through forms you complete yourself, such as the state's disclosure statement, and prepares drafts such as listing copy.
- A licensed broker checks the software's work: your broker approves anything that is sent or published on your behalf, and the firm's broker-in-charge supervises your broker.
What only people do
- Your broker advises on price, negotiates and approves anything sent on your behalf.
- Your closing attorney, whom you choose, handles title, the deed and the money at closing. Neither your broker nor the software drafts deeds or gives legal advice.
Stew's assistant (AI)
- Its answers are written by AI (Anthropic's Claude) from your case. It is labelled as AI and is not your broker. Every dollar figure in an answer comes from the app's calculator, and an answer that doesn't pass the app's checks is withheld.
- It doesn't give legal, tax or price advice. For anything that matters to a decision, ask your broker.
Money
- Neither your broker nor the app takes, holds or wires money, and neither ever sends wiring instructions. If anyone sends you wiring instructions, confirm them by calling a number you looked up yourself.
- The only brokerage fee is the one in your listing agreement.
Contact
The app itself sends no email or text messages. Your broker contacts you about your sale directly.
Fair housing
Your broker doesn't steer and doesn't discriminate. Everything is done without respect to race, color, religion, sex, national origin, handicap or familial status, and the copy the software drafts is screened for fair-housing terms before your broker sees it.
Your data
What the app keeps, who sees it and how long is in the privacy notice.
Ending
Ending your listing agreement ends the service. You can download everything the app holds about your home at any time ("Your records", then the download).
Disputes and limits
To be drafted with counsel. Until then, nothing here limits any right you have under your listing agreement or the law.
