Version 2026-10-12. Draft: the firm and its broker-in-charge must review and finalise these before Stew takes real clients. Nobody is asked to accept a draft.
What the app collects, and why
- Your account: the name you give and your passkey's public key (the app never sees your fingerprint, face or screen lock). To sign you in.
- Your home's address and county records about it, your answers and descriptions, your listing plan, disclosure answers, closing-kit answers, inspection findings, offer terms, and messages to your broker. To prepare your sale and let your broker check it.
- Questions you ask the assistant and its answers. To answer them and to check what it said.
- Times and dates of what you and your broker do in the app. Your broker's firm must keep a record of a transaction.
- The front page's conversation with Stew's assistant (AI), before you have an account: what you type or say to it, its answers, the home you ask about and its figures, and what you say you owe if you say it. It is kept under a random code in a cookie in your browser and nothing else about you. To answer you, and so the conversation carries on if you create an account.
What the app does not keep
- Bank, loan or credit-card account numbers and Social Security numbers: the app doesn't ask for them, and the closing kit refuses account-like numbers.
- The text of an inspection report, an offer or a settlement statement you paste: the app reads it and keeps only the findings, terms or lines it found.
- Video from a walk-through: it stays on your phone; no image is stored.
- Visitors to the public estimate page: only counts by ZIP code area and week, nothing about who looked or which homes they looked up (lookups per internet address are counted for an hour, to stop bulk copying, then forgotten).
- What you owe, if you type it on the public estimate page: it is used for one calculation and is not stored or logged. It stays in your browser and in your saved link, after the # (the part of a link browsers never send).
Who sees it
- You, signed in with your passkey.
- Your broker, the firm that holds your listing agreement and its broker-in-charge, who supervises your broker.
- Every broker and broker-in-charge with access to the broker console: it shows every case, not only your broker's.
- Whoever runs the app's systems (today Stew Williamson), who can reach the stored data.
- The North Carolina Real Estate Commission, which may inspect a firm's transaction records.
- Anthropic, which processes the text the AI features read (your descriptions, your questions, pasted documents) to produce answers. Its data-retention terms for this use are being confirmed and will be stated here.
- Cloudflare, which hosts the app and stores its data. Your browser also fetches the pages' typefaces from Google Fonts.
- If you talk to the assistant, your browser's own speech recognition turns your voice into text (Chrome sends the audio to Google, Safari to Apple, under their terms); the app receives only the text. Spoken answers are made by your browser.
- Buyers' agents you share your link with see your home's facts, the approved description, your showing times and what you offer a buyer's agent; never your name, estimate, what you owe or anything else you've said in the app.
How long it is kept
- Transaction records (your agreement, disclosures, offers, closing papers, advertising and the working papers behind them) for at least 3 years after your sale closes or your listing ends, because the firm that holds your listing agreement must keep them (21 NCAC 58A .0108).
- The front page's conversation: deleted 7 days after it began, unless you create an account (then it is kept with your account, and moves into your sale when you open it). You can delete it yourself at any time from the front page.
- Everything else: the app has no automatic deletion yet, so it is kept until it is deleted by hand.
Deleting and downloading
There is no way to delete your data in the app yet. To ask, contact Stew Williamson (stewwilli@gmail.com); how a request is handled, including the records the firm must keep, is being set with the firm and will be stated here. You can download everything the app holds about your home at any time from "Your records".
Security
Sign-in is by passkey only. If your personal information is ever exposed in a security breach, you will be told.

The app sets only the cookies that keep you signed in, protect your case, and keep the front page's conversation for 7 days. No advertising or tracking cookies.
